G\u00f6sterge&#8217; T\u00fcrkiye Gayrimenkul Sekt\u00f6r\u00fc 2023 3. \u00c7eyrek Raporu&#8217;nu yay\u0131nlad\u0131. Rapora g\u00f6re 3. \u00e7eyrekte 334,295 adet konut sat\u0131ld\u0131. T\u00fcrkiye genelinde birim metrekare fiyat\u0131 27,840 TL\u2019ye ula\u015f\u0131rken en y\u00fcksek metrekare fiyat\u0131 ise 41,766 TL ile \u0130stanbul\u2019da ger\u00e7ekle\u015fti. Raporda \u00f6ne \u00e7\u0131kan bir di\u011fer veri ise ipotekli sat\u0131\u015flar ile yabanc\u0131ya konut sat\u0131\u015flar\u0131ndaki keskin d\u00fc\u015f\u00fc\u015f oldu.<\/p><p class=\"p1\">GYODER G\u00f6sterge 2023 3. \u00c7eyrek Raporu\u2019na g\u00f6re, T\u00fcrkiye genelinde birim metrekare fiyat\u0131 27,840 TL\u2019ye ula\u015ft\u0131. En y\u00fcksek metrekare fiyat\u0131 ise \u0130stanbul\u2019da ger\u00e7ekle\u015fmi\u015f olup 41,766 TL oldu. \u2018GYODER G\u00f6sterge\u2019ye g\u00f6re talebin g\u00fc\u00e7l\u00fc olmas\u0131 ve enflasyonist e\u011filimden ka\u00e7\u0131\u015f \u00e7abas\u0131yla ya\u015fanan konut fiyatlar\u0131ndaki art\u0131\u015f e\u011filiminde yava\u015flama i\u015faretleri g\u00f6r\u00fclmeye ba\u015fland\u0131. Rapora g\u00f6re in\u015faat maliyet endeksi (A\u011fustos-2023) y\u0131ll\u0131k olarak y\u00fczde 66,46 artt\u0131. Endeksin alt k\u0131r\u0131l\u0131mlar\u0131na bak\u0131ld\u0131\u011f\u0131nda ise malzeme fiyatlar\u0131 ayn\u0131 d\u00f6nemde y\u00fczde 52,18, i\u015f\u00e7ilik maliyetleri de y\u00fczde 113,27 olarak y\u00fckseldi. Rapora g\u00f6re artan maliyetler ve fiyatlar sekt\u00f6rdeki konut sat\u0131\u015flar\u0131n\u0131 da etkilemeye devam ediyor. Nitekim 2023 y\u0131l\u0131n\u0131n \u00fc\u00e7\u00fcnc\u00fc \u00e7eyre\u011finde 334.295 adet konut sat\u0131ld\u0131. Her ne kadar konut sat\u0131\u015flar\u0131nda y\u0131ll\u0131k bazda d\u00f6rt \u00e7eyrektir devam eden d\u00fc\u015f\u00fc\u015f serisi sona erse de y\u0131l\u0131n ilk dokuz ay\u0131 toplam\u0131ndaki konut sat\u0131\u015f adedi ge\u00e7en y\u0131l\u0131n ayn\u0131 d\u00f6nemine k\u0131yasla y\u00fczde 14.9 d\u00fc\u015f\u00fc\u015fle 900.074 adet olarak ger\u00e7ekle\u015fti.<\/p><p class=\"p1\"><b>\u0130POTEKL\u0130 SATI\u015eLAR SERT D\u00dc\u015eT\u00dc<\/b><\/p><p class=\"p1\">Rakamlar sat\u0131\u015f durumuna g\u00f6re analiz edildi\u011finde, birinci el sat\u0131\u015flar\u0131n \u00fc\u00e7\u00fcnc\u00fc \u00e7eyrekte 2013 y\u0131l\u0131ndan beri en d\u00fc\u015f\u00fck seviyesine geriledi\u011fi g\u00f6zleniyor. 2023 y\u0131l\u0131n\u0131n ikinci \u00e7eyre\u011finde de benzer \u015fekilde en d\u00fc\u015f\u00fck ikinci \u00e7eyrek verisi g\u00f6r\u00fclm\u00fc\u015ft\u00fc. \u00dc\u00e7\u00fcnc\u00fc \u00e7eyrekte 97.439 adet konut, ilk kez sat\u0131\u015fa konu olurken ilk sat\u0131\u015flar\u0131n toplam sat\u0131\u015flar i\u00e7erisindeki oran\u0131 bir \u00f6nceki \u00e7eyrek verisi olan y\u00fczde 30,9\u2019dan y\u00fczde 29,1\u2019e geriledi. \u0130kinci el sat\u0131\u015flar\u0131n pay\u0131 ise y\u00fczde 70,9 olarak ger\u00e7ekle\u015fmi\u015f olup 236.856 adet konut ikinci el sat\u0131\u015fa konu oldu.<\/p><p class=\"p1\">Sat\u0131\u015f \u015fekline g\u00f6re yap\u0131lan de\u011ferlendirmelerde ise y\u00fczde 37,2 oran\u0131nda gerileme ile birlikte ipotekli sat\u0131\u015flar, veri tarihindeki en d\u00fc\u015f\u00fck \u00fc\u00e7\u00fcnc\u00fc \u00e7eyrek verisine geriledi. \u0130potekli sat\u0131\u015flar\u0131n toplam sat\u0131\u015flar i\u00e7erisindeki oran\u0131 bir \u00f6nceki \u00e7eyrekte y\u00fczde 22,2 iken \u00fc\u00e7\u00fcnc\u00fc \u00e7eyrekte bu oran y\u00fczde 11,8\u2019e geriledi. \u00dc\u00e7\u00fcnc\u00fc \u00e7eyrekte, ipotekli sat\u0131\u015flar 39.354 adet, di\u011fer sat\u0131\u015flar 294.941 adet oldu.<\/p><p class=\"p1\">2022 y\u0131l\u0131n\u0131n ilk dokuz ayl\u0131k d\u00f6nemine bak\u0131ld\u0131\u011f\u0131nda ise 228 bin adet ipotekli konut sat\u0131\u015f\u0131 yap\u0131l\u0131rken bu y\u0131l\u0131n ayn\u0131 d\u00f6neminde ise y\u00fczde 29,6\u2019l\u0131k bir d\u00fc\u015f\u00fc\u015f ile 160 bin adet sat\u0131\u015f yap\u0131ld\u0131. Rapora g\u00f6re ipotekli sat\u0131\u015flardaki azalma konut kredi faizlerinde ve konut fiyatlar\u0131ndaki art\u0131\u015f\u0131n etkisiyle meydana gelmi\u015f g\u00f6r\u00fcl\u00fcyor.<\/p><p class=\"p1\"><b>YABANCI SATI\u015e Y\u00dcZDE 43 AZALDI<\/b><\/p><p class=\"p1\">Yabanc\u0131lara yap\u0131lan sat\u0131\u015flar \u00fc\u00e7\u00fcnc\u00fc \u00e7eyrekte 8.789 adet olurken konut sat\u0131\u015flar\u0131n\u0131n geneline k\u0131yasla y\u0131ll\u0131k bazda y\u00fczde 38,4 oran\u0131nda gerileme kaydetti. Yabanc\u0131lara yap\u0131lan konut sat\u0131\u015flar\u0131na Ocak-Eyl\u00fcl d\u00f6nemi olarak bak\u0131ld\u0131\u011f\u0131nda ise bir \u00f6nceki y\u0131l\u0131n ayn\u0131 d\u00f6nemine g\u00f6re y\u00fczde 43,5 azalmayla 28 bin 64 adet sat\u0131\u015f olarak ger\u00e7ekle\u015fti\u011fi g\u00f6r\u00fcl\u00fcyor.<\/p><p class=\"p1\">3. \u00e7eyrekte \u00fclke uyruklar\u0131na g\u00f6re en y\u00fcksek al\u0131m Rusya Federasyonu vatanda\u015flar\u0131 taraf\u0131ndan yap\u0131lm\u0131\u015f olup il baz\u0131nda \u00fc\u00e7\u00fcnc\u00fc \u00e7eyrekte en y\u00fcksek sat\u0131\u015f 2.922 adet konutla Antalya\u2019da ger\u00e7ekle\u015fti. Antalya y\u00fczde 33,2 ile birinci s\u0131rada yer al\u0131rken ikinci s\u0131rada y\u00fczde 32,7 pay ile \u0130stanbul, \u00fc\u00e7\u00fcnc\u00fc s\u0131rada ise y\u00fczde 8,2 pay ile Mersin yer ald\u0131.<\/p><p class=\"p1\">2023 y\u0131l\u0131 3. \u00e7eyre\u011fi sonuna bak\u0131ld\u0131\u011f\u0131nda ise yabanc\u0131lar\u0131n gayrimenkul yat\u0131r\u0131mlar\u0131nda en \u00e7ok tercih etti\u011fi ilk \u00fc\u00e7 il s\u0131ras\u0131yla \u0130stanbul, Antalya ve Mersin oldu. Yabanc\u0131lar\u0131n t\u00fcm gayrimenkul \u00e7e\u015fitleri toplam zemin adedi baz\u0131nda T\u00fcrkiye\u2019de yapt\u0131klar\u0131 yat\u0131r\u0131mlar incelendi\u011finde ilk s\u0131ray\u0131 Rusya Federasyonu, \u0130ran ve Irak vatanda\u015flar\u0131 ald\u0131.<\/p><p class=\"p1\"><b>KONUT KRED\u0130S\u0130 HACM\u0130 445,9 M\u0130LYAR TL <\/b><\/p><p class=\"p1\">2023 Eyl\u00fcl ay\u0131 itibari ile konut kredilerinde ayl\u0131k faiz oran\u0131 y\u00fczde 2,98, y\u0131ll\u0131k bile\u015fik faiz ise y\u00fczde 42,21 seviyesinde ger\u00e7ekle\u015fti. Bu oranlar son 10 y\u0131l\u0131n en y\u00fcksek de\u011ferleri olarak kaydedildi.<\/p><p class=\"p1\">Rapora g\u00f6re 2023 y\u0131l\u0131 Eyl\u00fcl ay\u0131 sonunda konut kredisi hacmi 445,9 milyar TL seviyesinde ger\u00e7ekle\u015fti.
